Your figures
Use the charges you actually pay.
This is not a direct comparison with full management. A managing agent provides services and takes on responsibilities that Landlord Buddy does not. The calculator is simply there to help you understand the cost of each model.

This is an illustrative comparison, not a promise of savings. Full management includes services and responsibilities Landlord Buddy does not provide. Expert Case Support is charged separately. The £40/hour member rate applies only to qualifying genuinely new matters we agree to support. The initial £49 Case Support payment is credited against the agreed charge. Where Landlord Buddy accepts a pre-existing or legacy matter, the current rate is £65/hour with a five-hour minimum; work may still be declined.
A fair comparison
Full management still has its place.
If you do not have the time, experience or desire to manage the property yourself, a good letting agent can be worth paying for. Landlord Buddy is for landlords who want more involvement and control, while still having support available when they need it.
Pay for expertise when you need it.That is the Landlord Buddy model.
About the figures: ONS reports average UK private rent of £1,393/month in July 2026. The English Housing Survey reports that private renters had lived in their current home for 4.7 years on average in 2024 to 2025. Current 2026 fee guides commonly place full management around 10 to 15% of rent before VAT. The £631 default is not a UK average. It is a simple illustrative mean of comparable initial published charges reviewed from Belvoir Liverpool Central (£570), Michael Tuck (£594) and Foxtons (£730 for a long let tenancy agreement plus a two bedroom inventory and check in). Replace every default with your actual charges.
