The PRS Database: what landlords can prepare before the late-2026 rollout

The government plans to begin a regional rollout from late 2026. Registration will become mandatory, but the final operating detail still matters.

The government’s Renters’ Rights implementation roadmap says the Private Rented Sector Database will begin a regional rollout from late 2026. Registration will be mandatory for private rented sector landlords as the scheme reaches them, and landlords will be required to pay an annual fee. The amount of that fee and detailed registration mechanics are to be confirmed closer to launch.

What the database is intended to do

The database is intended to create a national record of private landlords and rented properties in England, give tenants clearer information and give local authorities better information for enforcement.

What landlords can prepare now

  • Make sure landlord identity and contact information is accurate.
  • Keep each property address and key property details clean and consistent.
  • Retain current EPC, electrical and gas records against the correct property.
  • Keep licensing information where an HMO, selective or additional licence applies.
  • Maintain a clear chronology of repairs, inspections and important tenancy communications.

What we are not going to do

We are not going to invent the final registration form, fee or technical process before government publishes it. That would create false certainty and probably create rework for landlords.

What Landlord Buddy will do

We are monitoring the official rollout. As the final registration requirements and technical route are published, we will assess where Landlord Buddy can safely reuse the property and compliance information landlords already hold, automate steps where the government route makes that possible, and provide training and learning material around the process.

In short: build a clean property record now; once the government publishes the final route, we can assess what can responsibly be connected or automated.
