What this lets you do

Complete the job and keep the useful record behind it.

Landlord Buddy is designed around the practical workflow rather than making the landlord maintain another disconnected checklist.

  • Reason-led ending workflow with date guidance.
  • Re-let, keep vacant or explore selling is captured near the start.
  • Proposed deposit deductions can be sent to the tenant portal for agreement or dispute.
  • External written agreement can be uploaded when the decision happened outside Landlord Buddy.
  • The ending actions and timestamps stay in the audit trail.

What stays on the record

The task finishes. The history remains.

The exact record depends on the route taken, but this area is designed to leave the relevant dates, decisions and documents attached to the tenancy.

  • Reason the tenancy is ending
  • Notice / agreement date
  • Calculated or confirmed end date
  • Re-let / vacant / sell decision
  • Checkout record
  • Proposed deductions and tenant response
  • External evidence where agreement happened elsewhere

Relevant rules & official sources

Keep the legal detail available without making it the whole page.

The summaries below explain why the workflow exists. Landlord Buddy helps organise the process and evidence; the official source remains the authority.

Renters’ Rights Act 2025 + Housing Act 1988Section 21 has gone; landlord possession now needs a valid ground.

From 1 May 2026 landlords cannot serve a Section 21 notice. To regain possession of an assured periodic tenancy, the landlord normally needs an applicable ground and a Section 8 notice with the correct notice period.

How Landlord Buddy helps: The ending workflow asks why the tenancy is ending before it lets the landlord treat the case as an ordinary checkout, helping separate tenant notice / surrender from a possession case that needs the correct legal route.

Renters’ Rights Act 2025 — tenant noticeTenant notice has its own timing rules.

For new assured periodic tenancies the landlord cannot require more than two months’ notice; GOV.UK also explains the required relationship with the rent due date, subject to the tenancy and written agreement for shorter notice.

How Landlord Buddy helps: Landlord Buddy records the reason and relevant dates, then stores the landlord’s answer and timestamp in the tenancy history.

GOV.UK: if your tenant wants to leave ↗
Housing Act 2004 — deposit protectionDeposit return and deductions need a defensible record.

The deposit scheme rules require prescribed information and provide a dispute-resolution route where landlord and tenant do not agree on deductions.

How Landlord Buddy helps: Landlord Buddy itemises proposed deductions, sends them to the tenant for an agree / dispute response, and allows external written agreement to be retained where the conversation happened elsewhere.
